Once you have found the ideal property you will need to know what you do next. Depending on the property you have chosen, whether it be a new property or a resale the procedures differ slightly.
Therefore what do you have to do?
Once you have signed the reservation contract and paid the 3,000 euros deposit you will need to have established how you are going to fund the outstanding balance.
If you are paying cash then the payments will be staged over the building phase until completion. How these payments are made differs from builder to builder and they can range from between 30% and 60% usually with the relevant VAT included.
The outstanding balance is payable upon completion and signing the deeds together with the additional Notary fees, Legal fees etc.
If you are having a mortgage then you will have pre-determined the percentage of mortgage you are going to have and you will pay the agreed balance to the builder.
At the time of completion the additional legal fees and Notary payments etc are dealt with by the bank on your behalf. That is with your money not theirs.
You will need to obtain a N.I.E number and, in the case of a mortgage, you will need it at the time of going to the Notary. We will make the necessary arrangements for you to do this.
We will open a Spanish bank account for you to which you will be able transfer funds.
You will then be able to sit back and eagerly await the completion of your new home.
We will send you regular updates with photographs and we will ensure that any changes or extras you have requested are completed to your satisfaction.
If the property is delayed, which often happens in Spain, we will do the shouting and protesting on your behalf.
If the builders do not do what they should do with your property then we will gladly, again, do all the complaining that is required to make sure it is done.
We dont wan't your blood pressure to rise unnecessarily, ours is already high and rising.
As the day approaches we will advise you on furniture, house insurance, finance, schools, restaurants, motoring, shopping, hairdressers, pets, air conditioning. The list is endless.
When the day arrives we take you to the Notary, translate all the documents into a language you understand , see you through the signing process and then all being well head to the nearest bar for a celebration drink.
It couldnt be easier!
Once you own the property we are still there for you and we will advise you furniture, finance, more restaurants, shopping, hairdressers, pets, air conditioning.. it never ends.
And for all this we dont charge you a penny, unlike some of our competitors.
If you find a resale property you desire then we do the following.
Firstly we finalise a price with the vendors on your behalf. Then we prepare a private sales and purchase contract between yourselves and the vendors.
The contract will include the selling price for the house and the payment terms and date of completion. It will also include clauses to protect both yourselves and the vendors.
We will assist you in the payment of the deposit which is normally 10% of the asking price.
In the period prior to completion we will do all the necessary legal paperwork to ensure the transaction goes through without a hitch and that you own the property you have just signed and paid for.
We will advise you on restaurants, finance, furniture, shopping, pets .
We open a bank account for you, advise you on money transfers and assist you, if necessary, to arrange the funds for the balance payment.
At the Notary we do exactly the same as above including the trip to the nearest bar.
We look after all the payments of taxes, Notary, Land Registry and we ensure all the utility changeovers are completed.
After completion we are there for you in exactly the same way.
That, in essence, covers the buying process in Spain.
